MERMAID ON THE CUPOLA

The new owners of this coveted private beach property inherited a prime location, but also a confusing floor plan and hexagonal footprint that required reimagining. We introduced New England Coastal charm to the exterior, incorporating a flared shingle skirt, copper metalwork, a pergola over the garage, and a coffered, barrel-vaulted main entry. A new raised mahogany boardwalk features linear details and tension wire railings, culminating in adjustable aluminum steps to navigate the shifting dunes of the beach below. A substantial deck overlooks the beach and offers ample space for grilling, dining, and lounging. Wire railings enhance sightlines to the open water. An outdoor shower is tucked beneath the deck, along with a shaded patio and sliding doors to the walk-out basement.

Inside, the property underwent a full renovation, featuring six ensuite guest rooms, a primary suite, and a kitchen in the round on the main living area to maximize ocean views. We made sense of the hexagonal footprint by engineering a new vaulted roof system to support a copper-topped cupola with a custom weathervane. The vaulted interior is lined with horizontal shiplap, enhancing the coastal aesthetic. Given the sensitive dune environment, all work was meticulously coordinated with conservation agents and other regulatory authorities.
